Personal checks are accepted as a deposit. Checks, however, have to be received by us at least ten days before your arrival date. 
Prices are per cottage, per night. 9% NH meals and rooms tax additional.

CHECK IN: No earlier than 2:00 PM   (Due to the fact that our cottages have full kitchens and fireplaces, there is considerably more cleaning required than in the normal hotel/motel room, so we must ask everyone to please respect this check in time.)  If you can't check in before 9:30 PM, please call to make arrangements for a late check in.

CHECK OUT: 10:30 AM

The rate schedule does not reflect prices on Memorial Day weekend, Fryeburg Fair week, Columbus Day weekend, New Year's Eve, and other peak times.  2-3 night minimum stay may be required during holiday weekends or peak times. Rates subject to change.  Please note that we enforce the limits to the number of people in each cottage based on the number of beds in the requested cottage.

Cottages 3 and 9 feature a separate bedroom, full kitchen, fireplace, cable TV/VCR/DVD player as well as additional amenities.

Cottages 1, 4, 5, 6, and 8 feature a full kitchen, cable TV, and fireplace, and each has different bed arrangements (some with queen beds, others with double and twin beds). Cottage 7 has a fireplace but no kitchen. It does have a small fridge, coffeemaker, and microwave. Cottage 10 has a kitchen with a cast iron gas stove.

Cottage 2  is is a very small cottage with a wood-burning fireplace but no kitchen. It does have a small fridge and coffeemaker.
 

Cottages 1-9 have fireplaces, and all cottages have their own bathroom with shower, individual heat, outside BBQ grills, & patio furniture.

All guests are welcome to enjoy the waterfront deck, volleyball, horseshoes, and the many brook side hammocks.

CANCELLATION POLICY

We view a reservation as a two-way commitment:

We agree to hold a specific cottage for you for a specific date(s). 

You agree to provide us with a valid credit card or to send us a valid check to make a deposit on that reservation.

Please do not make a reservation if you are in any way uncertain of your commitment to stay in one of our cottages for a specific date. 

We will take a one-night deposit (using your credit card or check).  If you cancel your reservation at least two weeks before your arrival, we will return your deposit to you (minus $15 cancellation fee). 

If you cancel your reservation within two weeks of your arrival, you might lose the whole one-night deposit.  You will lose $15 for a cancellation fee.

As soon as you know you need to cancel, please call us and let us know.  The sooner we get your cancellation, the better chance we have to re-rent the cottage to someone else, and the more of your deposit we can return to you.

Please do not rely on email to cancel a reservation!!!  Emails are too unpredictable. Just because you send it, doesn’t mean we receive it. If we don’t receive the email saying you’re canceling, we will have to keep your deposit. You should call if you need to cancel a reservation, especially if your arrival time is that day or the next!! It’s common sense, and it’s common courtesy.
